Job Description:
As a Site Advisor at Wireless Equity, you will be responsible for the identification, evaluation, and negotiation of cell tower lease opportunities. This position requires a deep understanding of real estate acquisitions, lease evaluations, and the telecommunications industry. The Site Advisor will collaborate with property owners, leaseholders, and legal teams to facilitate lease acquisitions and ensure a seamless transition of lease ownership.
Responsibilities:
- Lease Identification: Conduct comprehensive research and analysis to identify potential cell tower leases available for acquisition, considering factors such as location, lease terms, leaseholder information, and market demand.
- Leaseholder Outreach: Initiate contact and build relationships with current leaseholders to express interest in acquiring their cell tower lease agreements.
- Lease Evaluation: Conduct thorough evaluations of existing leases, analyzing terms, conditions, financials, and other relevant details to determine the feasibility and potential value of the acquisition.
- Lease Negotiations: Engage in negotiations with leaseholders, aiming to secure favorable terms and conditions for the lease acquisition while adhering to legal and industry standards.
- Due Diligence: Conduct detailed due diligence to verify the accuracy of lease documentation, ownership rights, lease obligations, and any potential restrictions or encumbrances.
- Stakeholder Management: Communicate and coordinate with leaseholders, property owners, and other relevant stakeholders to address concerns, facilitate a smooth transition, and ensure compliance with lease transfer requirements.
- Documentation and Reporting: Maintain accurate records of lease acquisition activities, negotiations, agreements, and financial analysis. Generate reports on lease acquisition metrics and provide regular updates to management.
- Market Analysis: Stay informed about industry trends, market demand, and the competitive landscape regarding cell tower lease acquisitions. Identify potential acquisition opportunities and make informed recommendations for lease acquisition strategies.
Qualifications:
- Bachelor’s degree in real estate, business, or a related field preferred.
- Proven experience (3+ years) in real estate acquisitions, lease evaluations, or related roles, preferably within the telecommunications industry.
- Deep understanding of the cell tower lease acquisition process, including lease evaluations, negotiations, and legal considerations.
- Excellent communication and negotiation skills, with the ability to build relationships and collaborate effectively with leaseholders, property owners, and other stakeholders.
- Strong analytical and financial evaluation skills, with the ability to assess lease terms, financial implications, and potential returns on investment.
- Familiarity with legal contracts and lease agreements, with attention to detail in reviewing and preparing lease transfer documentation.
- Knowledge of lease obligations, rent escalations, lease expiration dates, and other financial aspects related to cell tower leases.
- Ability to multitask and manage multiple lease acquisition projects simultaneously, prioritizing tasks to meet deadlines.
- Proficiency in real estate software and tools for lease evaluations, financial analysis, and project tracking.
- Self-motivated and able to work independently, as well as collaboratively within a team.
- Willingness to travel and attend meetings with leaseholders and stakeholders.
